Is the first conversation free?
Yes. The first 10-minute Zoom chat is free and is booked through Sean's Calendly. It is used to understand your property or requirement and decide on next steps. Advisory work beyond that, such as a written opinion of value or a hold-versus-sell analysis, is paid and quoted per property before any work starts.
Does Sean work outside the Okanagan?
Yes. Sean is licensed across British Columbia and works from a Vernon base. He handles commercial property in the Okanagan, Kamloops, the Kootenays, the Fraser Valley, Metro Vancouver, Vancouver Island and northern BC. Distant properties usually start with a video review, and on-site visits are scheduled or quoted as needed.
Does Sean handle commercial leasing?
Yes. Sean works for landlords who need to fill space and for businesses looking for space or reviewing a renewal. He helps with pricing, marketing, finding space and negotiating the offer to lease. The final lease should always be reviewed by your lawyer.
Is an opinion of value the same as an appraisal?
No. A REALTOR's opinion of value is based on comparable sales, income and market conditions, and is useful for pricing and decisions. An appraisal is a formal report by a qualified appraiser, often an AACI, and is usually what lenders, courts and some tax matters require. Sean can work alongside an appraiser when one is needed.
What types of commercial property does Sean sell?
Industrial and warehouse buildings, retail, office, multi-family apartment buildings, hotels and motels, commercial strata units, development land, and agricultural and greenhouse property. What should I prepare before selling a commercial property?
Useful items include the title, any leases and a current rent roll, two or three years of operating statements, property tax and utility bills, building permits and any reports on condition or environmental history. Missing items are normal, and Sean helps gather them before the property goes to market.
Can I sell my building and keep operating from it?
Often, yes, through a sale-leaseback: you sell the property to an investor and sign a lease to stay. It can free up capital, but it changes your costs and control. See the sale-leaseback guide on this site and get advice from your accountant and lawyer.

No. Commercial Real Estate Group is the name Sean Phillips, REALTOR®, uses for his commercial practice. Sean is licensed with Coldwell Banker Executives Realty in Vernon, BC, and all trading services are provided through that brokerage.
